Why get a chimney inspection?
Most chimney problems start out of sight. A cracked flue liner, a failing crown or a loose cap lets heat, water and animals into places they should not be, and creosote builds up a little more every time you burn. An inspection finds these problems early, while they are still small and affordable to fix, and tells you whether your fireplace is safe to use this season.
What does a chimney inspection include?
- Chimney crown or chase cover: cracks, rust and standing water
- Chimney cap and spark arrestor: present, secure and not clogged
- Flashing where the chimney meets the roof: gaps and water stains
- Brick, mortar and stone: cracks, spalling and missing mortar
- Flue liner: cracks, gaps and creosote buildup
- Damper, smoke chamber and firebox: damage and how well they seal
- Clearances to wood framing and other things that can burn
Level 1 or Level 2: which inspection do you need?
Level 1 is the yearly check for a chimney you already use and have not changed. Level 2 adds a camera scan of the flue and is the one to choose when you are buying or selling a home, after a chimney fire or a bad storm, or when you change your fireplace, insert or wood stove. Not sure which one you need? Call or text and we will help you pick.

How much does a chimney inspection cost in Waco?
The price depends on the level of inspection and the number of flues. Call or text (254) 640-3338 and we will give you an exact price before we come out. If your chimney also needs a sweep, we can do both in the same visit.
Common questions
How often should a chimney be inspected?
Once a year. The national fire safety standard for chimneys (NFPA 211) calls for a yearly inspection, and fall, before the first fire of the season, is the best time.
What is the difference between a Level 1 and a Level 2 chimney inspection?
A Level 1 inspection checks every part of the chimney we can see and reach: the firebox, damper, smoke chamber, flue opening, crown, cap and flashing. A Level 2 adds a camera scan of the whole flue liner and is the right choice when you buy or sell a home, after a chimney fire, after storm damage, or when you change the fireplace or stove.
Do I need a chimney inspection when buying or selling a house?
Yes, a Level 2 inspection is recommended whenever a home changes hands. A general home inspector usually cannot see inside the flue, so a chimney inspection shows the buyer and seller exactly what condition the chimney is in.
Do you inspect prefab and metal fireplaces?
Yes. We inspect both masonry chimneys and prefab (factory-built) fireplaces, including the chase cover, cap, flue and firebox panels.
Can you clean the chimney during the same visit?
Yes. If the inspection shows creosote or debris, we can sweep the chimney during the same visit, so you only schedule once.
What do I get after the inspection?
A written report with photos of what we found, what is safe, and what needs attention, so you can plan repairs or share it with a buyer, seller or insurance company.
